Essential Questions to Ask Your Sponsoring Broker BEFORE You Sign On!

Choosing the right sponsoring brokerage is one of the most critical decisions you will make in your real estate career. Rather than focusing solely on name recognition, interview prospective brokers thoroughly using this comprehensive checklist.


Brokerage Fees & Expenses

  • What are the ongoing monthly or annual desk/affiliation fees?

  • Is there an annual franchise fee or a percentage taken off the top of gross commissions?

  • Who pays for MLS, local Board of Realtors, and license transfer fees?

  • What are the Errors & Omissions (E&O) insurance costs and deductibles? Is a Business Owner Policy (BOP) available?

  • Are administrative, technology, or office supplies (printing, copies, postage) billed separately?

  • Is a physical office space required, or is working remotely permitted?

  • Who covers lockboxes (Supra/combo) and initial start-up costs (signs, business cards)?

Commission Structure

  • What is the starting commission split, and is it negotiable?

  • Is there a tiered split schedule that adjusts automatically based on production?

  • Does the brokerage mandate standard commission rates for listings and buyer agreements?

  • Can you discount commissions, and does discounting impact your split?

  • Are personal transactions (buying or selling your own home/investment property) exempt from company splits?

Daily Operations & Back-Office Processes

  • Who is your primary point of contact for onboarding and license processing?

  • How are offers, contract reviews, and transaction compliance handled by the back office?

  • Does the administrative staff upload MLS listings and prepare paperwork, or is that the agent's responsibility?

  • Which transaction management platforms are provided (DotLoop, DocuSign, ZipForms), and at what cost?

  • Are there mandatory sales meetings, floor time requirements, or strict production quotas?

  • Is a part-time schedule permitted alongside another job?

  • How are listing leads and generic consumer inquiries distributed?

Marketing, Technology & Incentives

  • Which digital tools are included (CRM, agent website, email, lead generation software), and is usage mandatory?

  • Who owns the client data entered into the company CRM if you leave?

  • Are there free presentation templates, design software, or company-sponsored mailers available?

  • Does the firm offer new-recruit incentives (such as waived fees for initial months) or referral bonuses?

Training, Mentorship & Support

  • What does the new-agent training curriculum cover, and does it fit your schedule (days, evenings, weekends)?

  • Will you be assigned a dedicated mentor or productivity coach to guide your first transactions?

  • What fees are associated with mentorship programs, and how long do they last?

  • How accessible is the broker or managing broker when urgent transaction questions arise?

  • Is there dedicated technical support to help configure websites and tools?

Contract Specifics & Brokerage History

  • Can you review a copy of the Independent Contractor Agreement prior to signing?

  • If you depart, how are active listings and pending transactions compensated? Can active listings transfer with you?

  • Does the broker or manager actively compete with agents in sales production?

  • How established is the brokerage, and what is its local market share?

  • What percentage of new associates remain active and successful after their first two years?

Secret Shopper Assessment & Culture Check

  • Test Communication: Call the office after hours and during standard business days from an unfamiliar number. Note how long it takes to answer, staff politeness, and whether general listing inquiries get routed to the actual listing agent.

  • Evaluate the Facility: Check for client parking, exterior signage, front-desk professionalism, and the overall cleanliness of meeting spaces.

  • Observe the Culture: Notice whether leadership focuses on personal development or mass recruitment. Ensure working styles and core values align before signing your agreement.
