How to Get a Real Estate License in NJ Today
Step-by-Step NJ Real Estate Salesperson’s Licensing Process
1. Verify Basic Eligibility
o Be at least 18 years old. o Hold a high school diploma or equivalent (GED). o Possess good moral character, honesty, and integrity. o Have legal authorization to work in the United States. Undocumented immigrants must have an Individual Taxpayer Identification Number (ITIN) issued by the IRS.
2. Complete 75 Hours of Pre-Licensing Education
o Enroll in a 75-hour salesperson pre-licensure course approved by the New Jersey Real Estate Commission (NJREC). o Students may not miss more than 15 hours of their course hours. o Pass the school's course final exam with a minimum score of 70–75% to receive your certificate of completion.
3. The New Jersey Salesperson’s State Examination
o The school will transmit your state exam eligibility status directly to the state testing vendor (PSI). o You will receive an email from PSI with exam scheduling instructions. The exam may be taken at one of PSI’s 10 test sites throughout the state, or from your home. o The exam consists of 110 questions multiple choice questions (both national real estate principles and New Jersey state-specific laws) and must be completed in 4 hours without interruption. o Passing Score is 70% or higher. o Unlimited Exam Re-Takes may be scheduled through PSI 24 hours after each exam attempt. There is a $45 sitting fee for each test.
4. Complete Live Scan Fingerprinting & Background Check
o Schedule a fingerprint appointment via IdentoGO using the official NJREC Universal Form. o Complete the scan and keep the payment receipt/confirmation. o Retain your payment receipt and stamped form for license submission.
5. Find a Sponsoring Broker
o New Jersey salesperson licenses cannot be held independently; you must associate with an actively licensed New Jersey real estate brokerage. o We recommend you interview 2-4 brokerages to find the right fit for training, desk fees, mentorship, and commission splits. o NOTE: It is illegal for Real Estate Schools to recommend a brokerage. Students should search for brokerages by location or type of real estate (ex: residential, commercial). Schedule an interview by calling the firm and asking for the managing broker.
6. Submit Your License Application
o Your sponsoring broker will submit the official license application on your behalf to the NJ Department of Banking and Insurance (DOBI). o Include your PSI passing scorecard, fingerprint completion documentation, and the $160 license fee. o If you affiliate with a residential brokerage, you will most likely be required to join the National Association of REALTORS®. Ask your sponsoring Broker for membership cost.
*Note: You must pass the exam and submit your full application within one year of completing your 75-hour pre-licensing education.
